Loft Residence in the Historic Citrus Soap Factory at CityFront Terrace - Marina District, Downtown San Diego
Built in 1921, the Citrus / Pacific Soap Factory Building at CityFront Terrace was designed by local San Diego architect William Wheeler. Wheeler’s additional residential work can be seen in the historic San Diego neighborhoods of Burlingame and Kensington. He also designed the Balboa Theatre.
Wheeler's son, Richard Wheeler, would also go on to have a notable career, designing Mid-Century Modern properties throughout San Diego, including Point Loma, Mission Hills and Coronado.
In 1993, architect Milford Wayne Donaldson completed CityFront Terrace, his design which integrated a contemporary brick condominium building with the historic Citrus Soap Factory, making it one of the largest brick buildings on the West Coast.
The original building was designated based on its association with three different soap companies dating back to 1892, the use of local lemon juice as a major ingredient, its association with the early industrial / commercial development of San Diego, and because it exempted San Diego from a national soap crisis. The building is also significant as a fine example of utilitarian, industrial construction.
Loft residence 1601 is in the original, historically designated Soap Factory building, and is part of the Mills Act (which offers substantial property tax incentives for preserving the historic architecture). The home features vaulted ceilings, hardwood flooring with original wood beams and brick accents throughout, an open kitchen with premium brand appliances and a reading nook in the second bedroom. Functional built-ins provide storage and working / desk space off the living room.
The primary bedroom offers a spacious walk-in closet and a large bathroom with a separate bath and shower.
The living room and both bedrooms have west-facing floor-to-ceiling iron pane windows that overlook a lushly landscaped courtyard, known as the Urban Canyon, which features mature trees, vibrant greenery, and an artistic 90-foot water feature.
The amenities at CityFront Terrace are as close to resort living as you can get, and the Soap Factory residences have the benefit of having everything right downstairs. From the jacuzzi and bbqs overlooking the 75-foot lap pool, to the entertaining suite with a full kitchen and bar for events and parties. The complex is home to one of, if not the largest gyms in a Downtown condo building, featuring a 3,500+ square foot fitness area with strength and cardio equipment, showers, saunas, and a workout studio, all of which share the historic aesthetic of the residences above.
On the opposite side of the property, you will find an additional relaxing swimming pool and sundeck that lead out to a promenade with perfectly maintained landscaping.
Additional conveniences include assigned parking with the option to valet, bike rooms, secure package and mail handling, and a 24-hour attended lobby with concierge services.
You are just a few minutes' walk to San Diego Bay, Seaport Village, Pantoja Park, the Children's Museum and a number of restaurants and cafes, including Puesto, The Lion's Share, and Brickyard Coffee & Tea.
This is an extremely rare offering in Downtown San Diego: a chance to live in a historic building full of character and charm, while having direct access to modern amenities and a true urban lifestyle.
Exclusively represented by Jeff Walker at Agents of Architecture, this historic loft is currently offered for $1.6M.
