The William F. Dummer Residence by Pond and Pond Architects, Circa 1903 - Coronado

The William F. Dummer Residence by Pond and Pond Architects, Circa 1903, is a classic example of English Tudor architecture, and is the only property in California designed by the architect brothers.

The home was built as a winter home for Dummer, a prominent Chicago banker and was designated by the Coronado Historic Resource Commission as a Historic Resource in 2004. There is also a recorded Mills Act agreement in place offering substantial property tax savings to the owner for preserving such an important piece of architecture.

Dummer and his wife Ethel, whose daughters attended Francis Parker School in Chicago, were instrumental in bringing the school to San Diego. Ethel’s sister, Clara and her husband William Templeton Johnson who saw value in the education their nieces were getting would go on to design and establish the school initially on the site now occupied by the Mission Hills Nursery.

In 1886, Irving Pond formed the Chicago architectural firm Pond and Pond in partnership with his brother Allen. The Pond brothers worked together for more than 40 years, and their buildings are considered to be among the best examples of Arts and Crafts architecture in Chicago.

The Ponds gained acclaim as the architects of Jane Addams' Hull House, and three of their buildings have been declared National Historic Landmarks—the Hull House dining hall, the Lorado Taft Midway Studios, and the Frank R. Lillie House.

The firm was considered among the earliest modernizers in architecture in the period after the Great Chicago Fire.

Situated in a picture perfect neighborhood, the residence is part of a pocket of historic homes; from Spanish Colonial Revivals, to Craftsman and other English Tudor designs.

The home is in pristine original condition, retaining incredible redwood paneling and wallpaper accents throughout. Windows in every room not only offer wonderful natural light at all times of the day, but also provide a nice bay breeze.

Perfectly oriented on over eleven thousand square feet of lot space, the residence has five bedrooms (several with views of Glorietta Bay), three full bathrooms, an open kitchen with amazing natural light alongside a full laundry room, in addition to a powder room and two stairways for comfortable access to the entire home.

The timeless formal dining room opens up to a covered patio for dining and entertainment, which then leads out to the very spacious and fully usable lawn; perfect for games and relaxing, or reimagine it into a number of possibilities (swimming pool, gardens).

The property’s incredible location is walking distance to the golf course and yacht club, tennis and the Hotel Del, beaches and wonderful community parks; the best of Coronado living is truly at your doorstep.

The residence has been included several times in the Cyclopedia Of Architecture, Carpentry And Building; A General Reference Work, published in 1912, for the architects’ then innovative use of materials such as ‘Ransome patent’ concrete flooring.

While Pond and Pond were best known through their work for social service organizations, they designed a wide range of buildings — social, religious, educational/academic, residential, governmental, and civic — mainly in the Chicago area and the Midwest. They were known for detailed brickwork, asymmetrical massing, and distinctive decorative detail, producing fine examples of Arts and Crafts and early modern design.

This is an incredible opportunity to acquire a rare example of English Tudor architecture of this caliber, especially in the heart of Coronado Island.
